Counts are dealings, not parcels: a sale that settles across several titles is counted once, at its full price. Quarters run by contract date, so the most recent months accrue late-notified dealings and revise upward — treat them as a floor, not a final count. The median is the middle settled price, which no single large sale can drag. And wherever a figure would rest on fewer than 5 dealings — a suburb, a size range, a median — we withhold it rather than let a thin number look solid. Over this window, Newcastle accounted for 317 of the 946 dealings settled across the five Hunter council areas.
