The last 12 months of settled dealings, counted at deal level.
Port Stephens in numbers.
Commercial property in Port Stephens settled 104 dealings in the trailing 12 months at a median of $835,000. 56 of those 104 dealings completed under $1M, while 19 settled at $2.5M or above — the spread below shows where the money actually moved. The middle half of deals with a known land area ran 160–2,400 m².
Where the deals concentrate
By deal count, settled sales concentrated in Heatherbrae, Taylors Beach, Salamander Bay, Tomago and Nelson Bay. Dealings outside these suburbs spread across the rest of the council area — we name a suburb only once it reaches 5 settled dealings in the window. The busiest price band was Under $600k, with 38 settled dealings.

The numbers above are the starting evidence, not the advice. When we take a mandate in Port Stephens, the settled record sets the pricing frame: what traded in your band, on what land, and how often. From there the engagement runs its five written steps — brief, search, stress-test, negotiation and the 12-month plan — with every recommendation priced against dealings that completed, not listings. Where this council area’s record is thin in your band, we tell you that too — and if the better buy in your band sits one council area over, the record will show it and we will say so.
How to read these figures.
Counts are dealings, not parcels: a sale that settles across several titles is counted once, at its full price. Quarters run by contract date, so the most recent months accrue late-notified dealings and revise upward — treat them as a floor, not a final count. The median is the middle settled price, which no single large sale can drag. And wherever a figure would rest on fewer than 5 dealings — a suburb, a size range, a median — we withhold it rather than let a thin number look solid. Over this window, Port Stephens accounted for 104 of the 946 dealings settled across the five Hunter council areas.
