Buying commercial property through an SMSF is a well-worn path for Hunter business owners and investors: a fund can hold the premises a member’s business leases at market rent, and commercial property sits alongside the fund’s other assets under its investment strategy. What follows is general information about how we work with SMSF buyers — it is not financial advice, and we do not provide any.
In practice the division of labour is clean. Your adviser and accountant settle whether the fund buys, what it can spend and how the purchase is structured. We then run the same buyer-only engagement we run for any client — written brief, search priced against the settled record, lease and outgoings stress-test, negotiation, and a 12-month plan — with the trustee’s constraints in the brief from day one.

Trustees deal in evidence, so here is the market in settled numbers: 946 commercial dealings completed across the Hunter’s five council areas in the last 12 months, at a pooled median of $863,000, concentrated most often in North Rothbury, Maitland and Rutherford. Every figure comes from deal-level, corrected records of contracts that settled — not listings.

Where the discipline matters most.
A fund purchase leaves little room for a bad buy: the asset must stand on its lease, its outgoings and its exit, judged on evidence at the time of purchase. That is why the stress-test and the discipline to reject matter more inside a fund than outside one — and why every recommendation we make is priced against what actually settled in the band, with anything resting on thin data withheld rather than estimated.
What the trustee receives in writing mirrors every other mandate: the brief, the shortlist with its settled comparables, the stress-test findings, the negotiation record and the 12-month plan — a file the fund keeps alongside its own documentation, and one that reads the same way to an auditor as it did to us.
